I met Brian when I won a property at a Probate Auction. Brian was representing the estate so I worked briefly with him on the closing of escrow. Later, once I had the property renovated and ready to re-sale, on the final day of closing, Title discovered a lien on the property that was filed simutaneously on the same day as the original probate closing. I could not close with my new buyer and the transaction was in jeopardy. I called Brian and asked if he could do anything to get this lien removed. It had been filed by a family member of the estate. Somehow, Brian got it done that same day and I was to get the property sold! For this, I will forever be grateful to Brian H. Nelson and always recommend him first to folks in need of an Estate Attorney.

I asked Brian to assist a client I had been working with for several years. Her property was in foreclosure and the deed was in her husband's name. Without her being on title, it was impossible for her to sell the property and avoid foreclosure. I had informed this client when I first met her that she needed probate but instead, she attempted to pursue Bankruptcy.
