Although a U.S. citizen child is unable to sponsor a parent for an adjustment of status in the Immediate Relative visa category until that child reaches age 21, there may be steps available for your parents before that time. Generally those options include family-based and employment-based applications, but without knowing all relevant details about your parents and their immigration-related history it would be impossible to identify steps they could consider. There really is no substitute for engaging an immigration attorney who, after learning all of the relevant information about your parents, could provide advice about immigration-related eligibilities, options and strategies.

Documentary evidence (such as a lease) that shows you and your soon-to-be husband lived together in an apartment with other people before you became married will be of little or no importance in support of the marriage-based adjustment of status application process. In evaluating such a case, the USCIS adjudicating officer should take into consideration all of the circumstances about you and your husband, and especially evidence that the two of you actually live together as a married couple following your wedding. It would be wise for you and your fiance to consult with an immigration attorney who, after learning all of the relevant details about each of you and about your plans for living together after your marriage, would be able to advise about eligibility as well as about appropriate documentary evidence to use in support of your application.

You can try to file your application alone based on a good faith marriage. Use a competent immigration attorney in your area. Under NO circumstances should you ask your wife to lie for you. This leads to very bad scenarios for you both later down the line.
