Well, I guess a life estate is out of the question. I suppose you could try to put in language like, "Quit claim deed to aunt only and she covenants not to sell the property." Putting in a restriction to talk it over with you is just too complicated.

Do I take mom to the bank on Monday or no if she has dementia and siblings want access to the bank accounts that I was put on with mom 2 years ago?

I am on my grandparents checking account, they both passed away, am I entitled to use this money?

If you were on the account as a joint owner, then the account now belongs to you. If you added your name to the account while acting under the POA form, that would have been arguably improper, and you should turn the funds over to the estate. Otherwise, the money is legally yours.
