Even if behind on the rent, for all you know the tenant simply hit some hard times, but really does not qualify for a Chapter 7 case and instead qualifies for a Chapter 13 case, which may provide some distribution to your debt.

Filing bankruptcy stops any wage garnishment immediately. If you make a settlement agreement, then file bankruptcy within 90 days, the court will probably take back any funds that you paid them because you're not allowed to pick and choose among your creditors.

I suppose you could sign a reaffirmation but why bother? There is no law against your paying a discharged debt after bankruptcy. The law only forbids their collection efforts to compel payment. It would not be wise to give them stock as collateral before filing bankruptcy as a Trustee would likely simply sue them to retake the collateral as a voidable preference.
