I purchased three homes, sold two and refinanced one. Five out of those six closings were with Mr. Saba. He always looks out for his client's best interests and finds reasonable, fair solutions when conflicts arise. His staff are diligent and thorough.

When we went to purchase our condo., we decided to self-insure (vs. buy Richard Saba's title insurance) our title risk. We informed Richard Saba's office of this decision in our very first interaction, and several times thereafter for the next ~ 50 days until close. Richard called us the day before close to say that he normally doesn't close without title insurance. He did indicate a health matter was underlying his unresponsiveness. He offered us ~$1,200 off the entirety of the remainder of his services for us to pay ONLY ~$1,800. We reluctantly agreed (no time left), but left feeling unfulfilled.

I have closed several properties and this outfit is absolutely HORRIBLE! Delayed sending/requesting docs until 2 days before closing despite my contacting them early on. They say they are "too busy". They know I am far away now and want to send me docs that need to be reviewed and notarized and fedexed with only a day before. The closing statement they sent me was incomplete and incorrect. Their representative asks for docs I already sent them. My closing and sale is in jeopardy because of their lack of attention and caring.
