Yevgeniya Gutina is an Associate at DeCotiis, FitzPatrick, Cole and Giblin, LLP, where she represents public and private clients in matters involving real estate transactions, eminent domain, redevelopment projects, and commercial agreements.

Ms. Gutina’s practice includes advising governmental entities and private parties on property acquisitions and dispositions, redevelopment initiatives and infrastructure-related projects. She regularly assists with the preparation and negotiation of agreements of sale, easements, licenses and related real estate instruments, conducts title review in connection with property acquisitions, and regularly drafts and reviews various commercial and operational agreements. She also advises municipalities on regulatory and governance matters, including serving as counsel to a municipal Rent Leveling Board.

Prior to joining DeCotiis, Ms. Gutina practiced at a boutique New Jersey law firm where she handled matters involving commercial litigation, contract disputes and regulatory compliance. In this role she drafted pleadings, engaged in motion practice, and conducted in-depth legal research to support complex cases. She also provided general counsel to startups and mid-sized businesses and advised businesses on operational legal matters.

Ms. Gutina earned her J.D. from New York Law School in 2023, where she was a member of the Center for Real Estate Studies. During law school, she interned at a New York City real estate firm, assisting with commercial and residential transactions, including conducting due diligence in connection, reviewing title and lien records, and supporting transaction closings.

Ms. Gutina received her Master’s Degree in Public Policy and International Affairs from William Paterson University in 2020, graduating cum laude, and her Bachelor of Arts in Political Science and Legal Studies from William Paterson University in 2017, where she was a member of Phi Theta Sigma - Honors Law Fraternity and Phi Sigma Alpha - the National Political Science Honor Society. She also studied abroad at Cambridge University.

Ms. Gutina is fluent in Russian and admitted to practice in New Jersey.
