I hired Thomas Lai when I needed representation to buy a sponsor unit. I paid retainer like agreed. He received the contract and before even looking at it or doing any work, I wanted to add a co-purchaser. The broker has mentioned a 2-year owner occupancy was required, so I wanted my attorney to check with the seller’s attorney that one co-purchaser will be sole resident while the other lives elsewhere will not violate the owner-occupancy clause. He failed to understand the issue I arose and told me as a sponsor unit, you don’t need the board approval, which I already know. All he kept asking was the ID of the co-purchaser. Since I needed confirmation it won’t be a violation of the 2-year owner occupancy clause, I was asking him to first get this confirmation from the seller’s attorney, he got angry, yelling at me like I was a child. After that I terminated him and requested a refund. He claimed he did work, which is not true and he spent time with me on the phone.
