It's completely up to your aunt at this point. The fact that an asset is identified in her Will today is entirely irrelevant. Your aunt's Will becomes effective when two things happen: (1) she dies, and (2) the document is admitted to probate. Before those two events occur, your aunt can do whatever she chooses to do with either piece of property.

Your sister has no legal obligation to inform you of anything.  If there was no Will and you were an heir under Texas law, the attorney of the person applying to probate the estate would have sent you a Distributee's Agreement.  If there was a Will and you were a named beneficiary, the attorney for the person whom the Will appointed and the Court named as executor of the Will and estate would have sent you a Notice to Beneficiary after the Court admitted the Will to probate.  Based on your description, it appears that there was a Will and that you were not named as a beneficiary.

For a will to have effect on real property ownership in Texas, the will must be presented to a Texas probate court and probated in some fashion. No one is required to probate a will. If you have an original will to probate, you can offer it within 4 years of the death of your grandfather. After 4 years it might be admitted as a muniment of title, but formal administration is not an option. If your mother was your grandfather's only heir (heirs are determined by law , beneficiaries are designated in a will) and no will was presented for probate, full title of the property would pass to your mother. Your mother's interest in the property could have transfered in full to your father at her death. If you and your siblings want to sell the property, I'd make sure you have some ownership in it first.
