Actually a real property question, and potentially very complicated. Short answer, if you recorded first then father doesn't have anything to deed to anybody, so sister is out. However, if her deed was signed first and given to her, and she failed to record, she might be able to change this by suing you.

How long do I have to carry out the terms of a will after the death?

If you have a will, you are suppose to file it with the court within 10 days of death. Once a probate is opened there are time requirements for taking action or seeing permission to get an extension, but there is no requirement to open a probate. Often people wait for 2 years so that if no one files a claim, the claims can be invalidated.

It sounds like your father has placed his home in a living trust and your mother is the beneficiary after your grandfather passes away.  The home will be included in your grandfather's estate for purposes of paying his debts at his death. Your grandfather could give the home to your mother today, and maybe it escapes being part of his estate if he survives for mroe than 5 years.
