You would check through all of his paperwork, first of all. You might check with his attorney, if you know that he had one. You might check his wallet or card file for an attorney business card. You would see if he had a safe deposit box. You would check with the probate court to see if they have a Will he filed with them. If you still cannot find anything, I would assume that he did not have a Will. 70% of the population has no estate planning.

Is your power of attorney recorded in the county where the real property is located. Are any effectuating documents needs and recorded as well? If not you should proceed in that fashion. I urge you to retain counsel where the property is located to protect your mother.
