My husband and I would like to sell our land, however, it is in a trust with his 2 sibblings with undevided interest. We own 3/4 of the land...

If the land is in a trust, you do not own it:  the trust does.  The trustee decides whether to sell the land.  The beneficiaries (apparently your husband and his two siblings) do not. If a trustee is not putting the interests of the beneficiaries first but is putting his own interests first, the beneficiaries can sue to have him removed.  But whether selling or not selling the land is putting the beneficiaries first is a big question.  You may want to take a copy of the trust agreement to a lawyer who does fiduciary litigation and discuss the specific facts.

Yes, probate the estate and let the personal representative do it. As a matter of fact, I am not sure how the heirs can transfer title if they don't have it. If title has been transferred to the 6 of you, about all you can do is sue for apportionment and the court will probably order the sale of the property

Generally speaking, you can get control over an estate, even if you live in a different state. For a probate estate, most states allow an executor/trustee to be a non-resident, but they may require a supplemental, local executor/trustee to be appointed to assist you in handling certain real estate and financial transactions. However, it appears from your question that your father is still living, so I assume this would a guardianship estate. Guardianship estates can be split into two - one for control over the person (i.e., making decisions about their health, living environment and general care), and the other is for control over their financial estate. Most states, Illinois included, require that the guardian for the financial estate be located in the same state as the ward. You may need to find someone locally to act as this guardian. There are professional organizations that provide these services, such as a trust company (i.e., Northern Trust).
