First, your son's estate should have been settled within a year of his death unless either 1) the estate was very large or complex or 2) there was a question about who his heirs were that had to be settled by a court. You have a claim against your son's estate for the amount you paid for mortgage, utilities, and upkeep. Talk to an attorney in your area about how to get reimbursed.

Don't waste any more time and speak with an attorney. You can get your share as long as you act fast, before it is all spent. If you are worried you cannot afford an attorney remember that probate fees are paid from the estate not by you directly, and if you are entitled to an inheritance, many attorneys will work with you.

If he has transferred the house, then he has given up all legal rights to it. I think it would be extremely difficult for him to get it back, at this point. You can certainly hire an attorney, if he tries. Until that time, I would continue on your current course.
