You can create multiple trusts and distribute assets between the trusts as you choose. It is not really necessary unless you want different trustees for different property and avoid a hierarchy of trustees. Different property can be dealt with separately within a single trust and special trustees with powers only over particular property can be appointed within a single trust.

Your mother is responsible only if she signed a contract for the services. Otherwise your father's estate is responsible. If the property is in his estate, then it is at risk. You should have your mother visit with an attorney specializing in estate administration for further assistance.

What your dad has is a right to half of the rent *minus *any mortgage, property taxes, insurance, maintenance and other costs of the rental. Joint ownership of property is always a bad headache; your father should sue for "partition" of the property, in which case it will be sold and the proceeds divided. In the partition suit, he could include a claim for the rental proceeds.
