Absolutely. What is the purpose? Is it for limitation of liability, if so there is a better way. If it is for distributing a certain piece of property to a certain person, this can be accomplished this way or there is a better way to do this.

Is an un-notarized will valid?

If the Will meets the other requirements and is witnessed by two disinterested persons, of which you can locate one to sign an appropriate affidavit, the Will may be valid. If it is not witnessed and is solely in her own handwriting, and the will is dated, signed and sets froth that it intends to dispose of her property upon her death, it may be valid as a holographic Will. You should probably speak with an attorney and have the Will reviewed.

The Personal Representative generally has power to sell property of the estate without the consent of the beneficiaries unless the Will provides otherwise or the Court has entered an Order to the contrary. The Personal Representative should consult with their attorney on this question and can seek instructions from the Court before proceeding.
