If you've paid off the mortgage, you can issue a deed. If you haven't paid it off yet, you can get written permission from the bank first, and then issue a deed. A title company or law office should be able to do this inexpensively.

The credit worthiness of the applicant will always affect loan qualification. This does not mean the loan cannot be obtained. It may be that the lender will want funds withdrawn under the reverse mortgage to pay off the credit card judgment.

If you are listed as beneficiary on your spouse's life insurance and it is payable directly to you upon his death, it will not be included as part of his estate and creditors shouldn't be able to get to it.
