The term "benefactor" is confusing. A "benefactor" is one who benefits another. The person who takes under a will is a "devisee." No one would write a will that has no devisees that would be a completely pointless document. Your parents should have some estate planning done by a lawyer experienced in the area.

You will not be able to sell the home or accept the proceeds from the sale until an estate is opened and Letters of Administration are issued. You need to file a petition to appoint permanently Administrator in the county where your father lived. Depending on the county your father lived, it could take 4-12 weeks after filing to get the estate opened.

Quitclaim deeds are messy. Did you father deliver the deed to your sister in October when he signed it? If so he may have validly transferred it to her then. If so, then your deed may be of no effect. Without knowing all of the facts it is hard to say. Your father may need to initiate litigation to get the property back into his name. He may have issues if he needs to go on Medicaid,etc. That being said an attorney should be consulted sooner rather than later! Your father should have probably done an estate plan.
