Under Missouri law title to the house passes directly to you. It is a good idea to get the OK from your aunt, the executor. Completing the paper work to transfer title on the record takes awhile but there really shouldn't be any reason you can't more in.

I would have minutes of the members and amend the operating agreement to reflect the admission of a new member. If the value of the gift exceeds $13,000 a gift tax return may be required.

Only if your step-brother exerted undue influence on him or your father was not competent at the time he executed the will. Talk with a local attorney about the issues to see if it is worth spending the money on challenging.
