This case should have been an easy, At-Fault eviction case but instead, due to Yousef's incredible failure to review or confirm whether the property was in compliance with local and state eviction laws before submitting the filing, the case is now defective, and I have to start the process all over again. Please take your business elsewhere as it's hard enough being a landlord in Los Angeles trying to evict a tenant, but nearly impossible when you have a lawyer who doesn't even know the current laws and will mislead you until the end of the lawsuit, only to find out it was incorrectly filed in the first place. PLEASE DON'T MAKE THE SAME MISTAKE I DID.

Below Average Attorney with Unethical Billing Practices. We came to Mr Monadjemi to help us settling the illegal rent increase conducted by prior owner of the property. It took him forever to schedule mediation. He billed us 11(eleven) hours of his own time for clerical / secretary services just to schedule mediation . He ballooned his bill by overcharging on every single item on his bill which he failed to send us until the case was almost over. When the actual settlement was proposed - he did not care to oversee that our side is protected in anyway. He failed to include non-disclosure agreement and deadline of dismissal of the case. As a result, we had to re-draft the settlement agreement and pay for his services again. Moreover, he managed to go to the court 3 more times post settlement and billing us 4 hours for each appearance when plaintiff attorney did not care to show up. He went for an empty court appearance even after we said in writing that he was fired.

My experience with this firm has been extremely disappointing. The process server they used put the wrong date on the 3‑Day Notice, forcing a complete re‑service and delaying the case from the start. After the complaint was filed on 12/16/25, the firm allowed 13 days to pass with no proof of service, no service attempt logs, and no clear timeline. Every inquiry was met with vague phrases like “we’re on it” or “continues as planned,” never a definitive update. Meanwhile, the tenant continues living rent‑free because nothing is being completed. Communication is hands‑off, slow, and evasive, and basic client needs are ignored. This practice feels nebulous, disorganized, and completely lacking urgency or accountability. I would not recommend this firm for any legal matter.
