Cheating is not a ground for annulment (in Colorado it is called a declaration of invalidity because "cheating" during the marriage has nothing to do with whether the marriage was not legally valid at the time of the marriage.

If during the marriage, you use community funds or community earnings to make payments on the loan balance, then the community will obtain an interest in the home. To keep the home separate, you would need to pay all the expenses of the home from separate money or rents.
