The length of the marriage has nothing to do with whether you can seek an annulment. A marriage can only be annulled if there was a legal flaw at the time the marriage was entered into. If the marriage was validly entered into, and then a change in circumstances causes you to no longer want to be married, then you would have to seek a divorce, not an annulment. Since Arizona is a no-fault state, the reason for the divorce (e.g. infidelity) is irrelevant.

You need to file for divorce and work out the details for a final settlement, including who will get the house. You don't provide enough information to be sure, but it would appear that for now she has as much legal right to live in the house as you do and only a judge, in a divorce case, can break the tie.

The court will look at the total circumstances concerning the purchase of the condo. If it is in your name and purchased before the marriage, there is a presumption that it is your separate property. But the court will look at the equity in his down payment. He is wrong about his priority in taking the home. You will need an attorney to handle this issue.
