If he is not the father of the children, then he has no obligation to support them, however you are entitled to spousal support, but probably not for longer than six months or so (one-half the length of the marriage).

If you have been physically separated for a period of time and you start a business without using any marital property, and your ex doesn't contribute anything to the business, then you should be able to claim the business as your separate property. I can only provide an opinion based on the few facts received.

It is very unlikely that anyone would buy the house without title insurance, and they won't get it without your signature while yo are still married. Good luck.
