About Sara Nittolo

Sara Nittolo advises businesses on commercial real estate transactions nationwide. She represents landlords, tenants, purchasers, sellers, and lenders in leasing, acquisitions, dispositions, and financing. She also works on compliance matters affecting entity formation and reporting, including Corporate Transparency Act filings.

Sara prepares and negotiates ground leases, lease agreements, amendments, and temporary license agreements. She has a wide range of experience in structuring and analyzing lease terms, reciprocal easement agreements, declarations, and property encumbrances to identify restrictions and guide negotiations.

Assisting both sellers and purchasers, Sara drafts and negotiates purchase and sale agreements and manages transactions from execution through closing. Her work includes reviewing surveys, title exceptions, and other diligence, and issuing title and survey objection letters.

Sara also assists clients in the preparation and filing of entity agreements and formation documents, including certificates of formation and EINs and compliance with ever changing reporting obligations, and supports the negotiation, due diligence, and execution of multimillion-dollar loans for lenders and borrowers.
