Erik W. Snipas focuses his practice on land use and zoning matters, with a distinctive advantage drawn from his substantial experience as a trial attorney and litigator. Erik’s litigation background gives him leverage in the land use and zoning arena. His proven ability to investigate facts, develop persuasive arguments, and advocate effectively in high-pressure courtroom settings directly translates to his representation of clients before zoning and planning boards, as well as in Article 78 proceedings and code violation cases. His litigation skills enable him to anticipate and address municipal concerns and craft compelling presentations.
Erik is dedicated to leveraging his trial-tested advocacy and strategic thinking to help clients persue variances, special use permits, site plan approvals, and other critical entitlements. His deep understanding of both the legal and practical dimensions of land use matters allows him to deliver effective, results-oriented strategies for a wide range of clients, from large corporations to individual property owners.
Erik currently serves as a member of the Board of Zoning Appeals, and an alternate on the Planning Board for the Village of Lloyd Harbor. The invaluable insight into the decision-making process from a municipal perspective allows Erik to better anticipate the concerns and priorities of municipal boards, giving him the opportunity to craft more effective applications and arguments. With his knowledge of the nuances of local land use regulations and the challenges local boards face, Erik is able to deliver more strategic and practical strategies tailored to his clients’ needs.
Before representing real estate investment trusts (REITs), developers, and property owners in complex land use matters, Erik served as an Assistant District Attorney in the Queens County District Attorney’s Office. In that role, he prosecuted and investigated a broad spectrum of violent and non-violent felony cases, including attempted murder, burglary, robbery, illegal gun possession, assault, and identity theft. Erik first-chaired numerous trials, second-chaired a murder trial, examined witnesses under oath, and handled all aspects of pre-trial and trial litigation, from drafting search warrants and legal briefs to arguing motions and negotiating dispositions.
