Is retirement money safe in bankruptcy?

Retirement money" is generally exempt from creditors. You do need to clarify with a consultation with an attorney what you mean by "retirement money". Unless there is a fraudulent transfer issue, you can typically protect an IRA, 401k, and other retirement assets. Mere savings that you want to use in retirement would not be protected in bankruptcy.

Talk to a real estate mortgage broker. There are different programs out there. The general thinking is that a wait of either 2 or 3 years after bankruptcy is the norm but a mortgage broker would know best what programs are out there at any given time and the parameters needed to qualify.

If I filed chapter 7 on Dec 31 2016, do I need a defense for a motion for relief from automatic stay?

You should only respond to a motion to lift stay if you oppose it AND have a legal defense to the motion. Based on what you have posted, it sounds like you do not meet either criteria to pursue opposing the lift stay. But consult with your own attorney because it is unclear whether you have disclosed all the information needed to say for sure.
