It will be on your credit report for a minimum of 7 years, perhaps more. You can apply for a house loan at any time. It is up to the lender to give you a loan. It would probably be best to wait until 2 years after the discharge in bankruptcy.

At this point you have all sorts of problems changing title and a title change could lead to a denial of discharge. What is the car worth? That will make a difference. You need to discuss this with a competent bankruptcy lawyer before you do anything.

There is no way to predict how this will affect your credit. The more important question is will signing a deed in lieu open the door for the lender to be able to sue you? Your discharge closed that door, but any new contract after the bankruptcy may re-obligate you for some or all of the debt. I don't recommend to my own clients that they do either a deed in lieu or a short sale after they file for bankruptcy protection. Instead I tell them to let the property foreclose.
